3)  BIHTA: - The blue-eyed boy of last decade of investors in Patna real estate is still in the contention but the primary market has mellowed down here, and the prices have plateaued. But the next round of growth is round the corner as the many delayed projects like NIT Bihta, the industrial hub, completion of Patna -Buxar, the progress of work at Bihta international airport, the proposed bus stand at Kanhauli and the Danapur -Bihta elevated road will see the light of the day. The price of land in Shivala has soared 4 folds in the last decade and in the present decade it has become a destination sought by buyers who want to build their houses in next 4 to 5 years. The construction phase has begun in Shivala. We still include Shivala as top investment destination because within a 3 km radius still good investment opportunities galore and the price ranges are sub 20 lakhs per kattha. Some land bought around 20 lakhs per katthas has still potential to reach 45-50 lakhs per kattha in this location within this decade or even more. Shivala will soon attract large number of builders in Patna. Few have begun their projects near Neora already.
