INNOVATION IN URBAN DEVELOPMENT NEEDED FOR BIHAR

URBANIZATION Innovation in urban development must first and foremost respond to the basic needs of stakeholders and has to be BIHAR specific. Bihar must begin by prioritizing the integration of economic development, especially job growth, into the planning process, which in turn must be flexible and future-focused. City development programs will need to consider the natural advantages of given urban locations, capital formation, public-private cooperation, the connectivity quotient, as well as work-force readiness through education and job training. “The JOBS that will provide for LIVING and then cater to LIFESTYLE ”. It should incorporate infrastructural planning for job creation, community growth and environmental responsibility. The state government requires to seriously and deeply think to bring in PRIVATE players.Private participants can contribute expertise and proficiency in areas such as urban planning, design, construction, technology, logistics, and Sales ...

If only, Bihar Government stops meddling with Real Estate.

Ease of doing business in Bihar , is a joke. When the state does not know, what “ business” is, how could it work on making it easier?  It is that simple in Bihar . The state government is anti- urbanization and anti-industry. Irony is that these two are the most significant pillars of growth in modern economy. This is not only true for the present government but true for all governments ever formed in Bihar since independence. Business has not got the social and political respect in Bihar that it needs to have in a growth centric economy. The agricultural economy of Bihar urgently needs the support of growth from other sectors. The leadership in the state is rudderless on economic front with no long term agenda and short term goals. One psychological reason for this utter disenchantment from urbanization is the rural background of most of the present leadership in Bihar and their rural vote bank. With time the ignorance of leadership has germinated into a...

Roads in Bihar and real estate prices in Patna….

Source: RBI, Ministry of Roads, JLL REIS The correlation between building road infrastructure and restricting house prices to moderate levels in Indian metros is shown in the above graph. Length of road construction is known to have a direct bearing on real estate anywhere in the world and our Patna is no exception. But what is the correlation of Roads and prices in Patna real estate market? Does road building check property prices in Patna or they help them to rise? As road lengths increase and there quality improves , connectivity improves across a wider geography – thereby attracting new project launches at lower price points away from the centre of Patna. An example is the connectivity of Bihta with Patna through the road. Another example is the flyover built above the Raza Bazaar area; it has made western Patna, Danapur, Khagaul, and Shaguna Mode more accessible as residential property market option. This has reduced or better say checked prices in cent...

Home is A BLISS

I am fortunate. Yes, I was; so called “the musketeer” in his 30’s; born to respected middle  class   Patna   home . Therefore, was bestowed with best of schooling and higher education.  The result was plump job. Naturally the plump jobs were outside my home town Patna.  Patna   did not offer anything of importance when I got into higher education and jobs.  With   Patna   in heart I worked away from   Bihar . After about more than a decade of work and with news that things are turning around in our home town   Patna , I decided to come back. I had everything in   Patna ; Parents, now retired, home and low cost of stress free living. Both  of us (MY BETTER HALF); have been soaking in the bliss, called HOME . We have time. We  meet our old buddies who visit   Patna   during their breaks. We missed   Patna   and now we  cherish   Patna . " Love you Patna...

“Biharis, invest in Real estate Patna; rather than Delhi NCR and other Metros.” WHY?

Property expos are regular features in the centrally located relatively prime hotels of Patna. They are usually organised by popular newspaper houses and co-sponsored by builders and developers. This is a welcome effort and the Patnaites are reaping the benefits of comparing under one roof before making decisions. The surprising part is the participation of a number of builders from outside Bihar in these Patna Property Expos; especially Delhi NCR. The main reason for Biharis being attracted in properties outside Bihar is that Biharis are migratory birds. Unfortunately, still a Bihari parent wishes that their offspring works outside Bihar. No doubt things have started reversing but Bihar has still a long way to go. Biharis are so obsessed with the outer world that they do not realize that the Patna is a better investment avenue for real estate than the metros of India. The ROI in Patna real estate is HIGHER. Yes; Patna is better-suited for investing in property and earni...

Why Are Homes In Patna So Expensive?

PROPERTY  PATNA Patna’s real estate prices are never out of the news. From the sale of spectacularly expensive trophy properties in central Patna to the ever-widening affordability gap for middle class home seekers, the city’s residential real estate market is under a constant jaundiced limelight. What are the factors that have been driving Patna’s real estate prices so high over the years? To understand this phenomenon, one needs to examine it from the two primary real estate variables of demand and supply. Supply-Side Factors ·           Geography Geography is one of the primary factors responsible for Patna’s astronomic real estate prices . The city is surrounded by water on three sides; as a consequence, Patna has never seen circular development like most other Indian cities. Development has been always linear (or one-directional) from the eastern towards the western suburbs. A combination of factors such as distance...

Patna Dreams:- A slum free Patna.

Slums in Patna A story of every Patnaite …. Dreams are seen in Patna . This dream brings people from all places in Bihar to Patna and also drives many out of Patna . Slums provide them an inexpensive shelter and are found in Patna all around. They constitute close to half of the city’s population and this population is only to grow tremendously in the future. While imagining a slum free Patna ; it cannot be achieved with only policy in mind but needs lot of inclusive and interactive support of all stakeholders as well. Patna cannot become slum free unless the issues of Patna ’s poor are connected with other issues of the city, Patna . Making Patna slum free is the biggest challenge which can only be achieved by ‘Breaking the rules’. Just like how a Primary Municipality school is considered a school of urban poor which lacks basic education quality and amenities. This issue can only be addressed if Municipality schools are brought in the same quality and equity as...
