Urban revitalization :- The collaborative approach to city development a Must for BIHAR.

URBANIZATION As per UN estimates, urban areas in India already contribute more than 60 per cent to GDP. Unfortunately our state Bihar is only 11% urbanized. But it also means we have the largest room to grow. The policymakers sitting in Patna should realize that Urbanization is imminent - an all-pervading natural progression driven by a combination of organic and inorganic growth factors (rural-urban migration, population growth, etc.) and involving both brownfield and greenfield development. New urban ecosystems will need to be built for the future, in a structured manner, and with adequate control on usage of natural resources and energy. No doubt that city are responsible for the consumption of energy and natural resources, for green-house gas emissions and are often home to rising socio-economic inequity. However, urban history (Bihar had a great urban culture in ANCIENT TIMES) has demonstrated time and again that cities can also be sites of innovation, environmental resi...

Bihar's urbanization challenge.

Urbanisation can be simply defined as the rise of cities vis-a-vis the rural landscape. As a country moves ahead on the road to progress, cities tend to take center stage. In that manner, the rise of cities has often been construed as an indicator of development and progress. The case has been no different when it comes to Bihar. While the pace of urbanization was a bit slack in the early years post-independence, it has really picked pace in the past few decades, especially in the post-1991 phase. Coupled with economic growth and expanding markets, the urban population now stands at around 30% of the overall pie in India. Bihar lacks far behind the national average and the urbanization rate in Bihar is just 11.3% as of 2011. The picture of an urban Bihar is far from rosy. From economic growth to demographic dividend in the form of a young population, Bihar has many things going for it. If Bihar desires to shed its “laggard state” tag planned urbanization needs to be given due att...

WAKE UP RIP VAN WINKLE; MY PATNA !!!!

Patna Around 350 BC, Greek traveler Megasthenes described Patna as one of the greatest city in the world. Rip Van Winkle the fictional character if Washington Irving slept for 20 long years. My dear Patna , when will you wake up; almost 2000 years have passed. When; once again will Patna regain its lost position of the number one city in all possible parameters human could imagine!!!! As a Patna dweller WE long to make peace with the past of our city so that in present WE can rest in peace; but in vain. The past is too tall and the present is minuscule. The future can be determined and that is on the top of our mind. The audacity of our hope will make new beginnings towards glory. Patna Municipal Corporation, urban development department and the state building and infrastructure departments needs a dreamer and visionary at the helm of affairs. It is a long time since these departments have worked in tandem to implement VISIONARY developmental town planning. No politi...

Patna Real estate market: How to build Bihar's future cities

Buy Sell Rent Patna The main reason that the Patna real estate market finds itself in trouble today is that prices have become unaffordable, even for most professionals. The underlying reason for this is an artificial scarcity of land in our cities in Bihar and particularly Patna . There are several reasons for this: states have zoning restrictions, land-use rules and so on. This need not be a bad thing, but these rules are administered by inefficient and corrupt bodies. Clearances and permits follow a labyrinthine process and involve the greasing of many palms. The resultant shortage of land in Patna where apartments, offices and shops can be built inflates prices. Today, as demand starts to weaken across property markets in Bihar , we need to think of ways to build really affordable real estate in Patna . First, the government must identify tracts of land to build new urban projects in and around Patna . Once identified, the change of land use from farm or fallow la...
