Develop integrated townships around Patna.


Urbanization of Patna needs radical and quantum changes. We heard that the state government is planning a ring road around Patna. Nothing like it!! Real estate in Patna will get a much needed energy boost. We at BuysellrentPatna hope this plan gets executed as soon as possible. This ring road needs to be a free way, meaning, one need not stop anywhere if one wishes to go round a full circle on it. No red lights and roundabouts. A world class, 8 lane signal free road around the “old city Patna” and along a clean, dolphin full Ganges river front. The ring road should also contain within it the old, unplanned congested Patna. All the problems of decaying urbanization in Patna therefore need to be contained within this Lakshman rekha. Hopefully then we will concentrate on old Patna’s redevelopment.  On the other side of this ring road should come up the NEW modern awe striking e-age Patna.
New Patna on the other side of the ring road will be made up of only and only integrated townships. No other type of construction to be allowed in an earmarked zone of Patna district, apart from integrated townships for at least, an area of 100 square kilometers all around the new ring road being thought about. We can do it; all that is required is political will, vision and entrepreneurial thinking. Think big and futuristic.

Integrated townships are self-contained towns having all the modern civic amenities required by city-dwellers like power, water, roads, garbage management, hospital, school, parks, swimming pools, recreation center  Gym, ground for outdoor games, restaurant, hotel, shopping mall, cinema hall, auditorium, higher-learning institute, transport facility, etc, etc. It would not depend on the government for the civic amenities. One could call it a city within a city. It encompasses all aspects of modern day living within the development. Integrated township, as the name suggests, is a self-sustained township having a number of real estate developments, including residential, commercial, retail and institutional, as well as industrial areas in some cases. There is a huge potential in this segment and it will get better as the economy of Bihar grows.
There are many advantages of staying in such a township. These sustainable urban residential solutions give people a convenient and enjoyable living space in an eco-friendly environment. Distance from the city allows its residents to stay away from traffic, pollution and congestion. Due to the nature of these large formats, the residents get more open and green spaces bringing them and their children in close proximity to nature. Integrated townships as a whole can be considered a sub-city in itself with many plotted housings, commercial, institutional as well as retail areas and even industrial areas.
The second big reason to vote for  integrated township around Patna is affordable housing in Patna. Affordable housing is often a mandatory component of integrated townships. They are sub-cities where one can live, work, recreate and have access to health and education facilities. This provides a better standard of living and reduces the pressure on infrastructure in the parent city.
 No doubt, these integrated townships would require enormous resources and funds. Here we need a visionary leadership to attract money. The public tastes have changed in Patna and people want the combined benefits of residence, play areas, schools, hospitals, shopping and entertainment areas, all in close proximity and bound by a gated community.
It is possible. In fact, the integrated townships are coming up in Bathinda, Patiala, Indore, Vrindavan, Allahabad, Nagpur, and Jaipur. Therefore it can come up in Patna and in a larger and greater way.
