Patna Master Plan |
With a new MASTER PLAN OF PATNA coming to the
helm of affairs hopefully in the new year and the NEW BUILDING BYE LAWS seeing
the light of the day; it is hoped and wished that a new steady recovery and
growth in Patna Real Estate will roll out in the New Year 2015.
In the last two years Patna real estate has
been like the Elephant with blind men (people in System) all around it.
Remember the story; The Elephant and the blind men from childhood. The fable has been used to illustrate
a range of truths and fallacies
about Patna Real Estate; broadly, the parable implies that one's
subjective experience can be true, but that such experience is inherently
limited by its failure to account for other truths or a totality of truth. At
various times the parable has provided insight into the relativism, opaqueness
or inexpressible nature of truth, the behavior of experts in fields where there
is a deficit or inaccessibility of information, the need for communication, and
respect for different perspectives. Patna real Estate is like the
elephant and Patna Nagar Nigam, Judiciary, concerned ministries, the bureaucrats
and the elected representatives are the blind men. Just think about a
department; which cannot execute one of its simple tasks of cleaning the town
daily, framing and fighting for making new bye laws and strategies for the same
town. It can happen only in Patna.
Patna needs a new civic agency with no
elected representatives or bureaucrats at helm of affairs. It needs to be a
private body directly regulated by Chief Minister’s Office. Only, “regulated”.
The black robes, they only can feel the tail of the elephant, as they work only
on hindsight, for them it is long rope which cannot be shaped. Ironically; Patna
real estate needs foresight and not hindsight. They really require to
excuse Patna Real estate. Anyone who does not belong to this city, is
not born or brought up in Patna should not get into the act of thinking
about Patna. Patna needs Patnaites not outsiders imposed
upon by the system of delayed, derailed governance. If Patnaites feel
the need they can rope in consultants.
A decade of shift in policy
regulations, urban development and professional attitude, is required for the
growth of Patna Real Estate and the evolution of some major commercial
office spaces in Patna as the backbone of Patna’s organized real estate
landscape. Patna’s housing landscape has witnessed vast transformations over
the last 10 years, shifting from largely independent low-rise plotted
developments to high-rise apartment complexes. Now the change is required with
focus on Quality of Living in Patna. Each and every Patnaite should know
and believe that the real estate boom in Patna is inextricably linked to the
Patna’s economic stability, which will make Patna a preferred investment
destination in the time to come.
